GHMC Hyderabad LRS Scheme and its status
The land Regularization Scheme has been announced by the Telengana government and the reason is, a huge number of unauthorized constructions andbuildings have developed and are under construction. This is a direct deviation from the Sanctioned plan structure in greater Hyderabad. It is a fact that a major part of Hyderabad comprises of huge constructions and buildings, out of which a lot of buildings are unauthorized. Without proper authorization from government it is completely illegal to make constructions. Thus, this initiative has been taken up by the Telengana government.
Preventing corruption harassment through online application procedure
For the procedure of this LRS scheme, any form of manual applications shall not be tolerated and the overall process shall be conducted online. This is a good decision taken up by the government because it is going to save a huge amount of manual labor and paperwork. And it will be convenient for people looking for authorization also because a lot of time shall be saved in online application procedure. Another reason for the GHMC to accept applications under regularization of BPS and LRS only through online is, it will prevent the corruption and discourage middlemen. In certain instance, different middlemen ask for bribe in the promise of making this overall procedure of application acceptance smooth. Online form submission is going to prevent such corruptions.
Utilize this opportunity to attain authorization
To balance the fee, any previous LRS applications shall also be considered. This is the right opportunity for the citizens to regularize the plots who have been residing under unauthorized plots. Any constructions that are left unauthorized or the other constructions that have been created on a deviation to a sanctioned plan, this is just the right time to make them authorized because, if they are not authorized now, then it might result in a direct neglect to a regulation. This can result in a huge amount of fine or jail.
This might be a good opportunity for a lot of people but at the same time this is also a bad news for the individuals who have started unauthorized construction after 28th October 2015. The reason is buildings that have been constructed without authorization or in a deviated sanctioned plan, shall be completely demolished. There are no opportunities for regularization in case of those constructions. Stringent measures shall be applied for those constructions. Certain technologies like Google Earth/maps shall be utilized for accessing whether the construction has been made before 28th October. But also the good news is the unapproved layouts comprising of registered sale deed and title deed that exists as on October 28, shall be considered for regularization.
The criteria for charges and fee structure
The regularization charges shall completely depend on the type of deviation that has been done and what form of unauthorization prevailed for that building or construction from the time of construction till present date. The LRS charges shall also depend on the type of use that was made till now, for instance whether it was used for commercial purposes or residential purposes and prevailing market value of this land. After completion of the online applications there are certain documents which you need to submit. And without these documents your applications shall not be accepted. But, be careful regarding online submission of document because and make sure that you are submitting on the right website. Considering the number of cyber security issues prevailing in the present market, it is essential to be careful before submitting the documents.
The additional documents
Another important factor that you need to know is, if the unauthorized buildings which were being used for commercial purposes are more than 15 meters, and the residential buildings are more than 18 meters in height the, it is necessary to bring the “No Objection certificates” both from fire service department and Airport Authority of India.
It is a fact that so many documents require a considerable amount of time to collect and or those who did not know about this authorization previously, it can become a quite a bit of rush for them. But you can rest assured because the government has allowed 3 months additional time period for completing these requirements.
